A strategic "fix-and-flip" operation involving the comprehensive renovation and subdivision of a 125 sqm apartment. The property is situated on the second floor of a stately residential building in Quartu Sant’Elena within the metropolitan area of Cagliari (Sardinia), located in a vibrant, well-connected district in close proximity to the seafront and key local amenities.
Market Strategy
Our preliminary analysis identified a notable misalignment in the local market: a high demand for compact, modern residential units that was underserved by a prevailing inventory of oversized properties from the 1970s and 80s. To capitalise on this gap, the project involved a total spatial reconfiguration to create two distinct dwellings:
- a 47 sqm one-bedroom apartment
- a 73 sqm two-bedroom apartment
Both units were designed with contemporary high-end finishes and bespoke functional solutions, perfectly curated to meet the lifestyle requirements of single professionals and young couples.
